Arrears of rent

Sir/Madam,

My Client is residing in a tenanted premises wherein she has not paid any rent for the last 11 years. Her contention is that the landlords manager & power of attorney holder didn’t accept the same stating the same would be accepted once the landlord comes from Britain.

Now the situation is that the manager after 11 years is asking to pay the rent of 11 years in one single instalment, and my client is now refusing to pay.

I checked “The Limitation Act 1963” wherein it stated that the procedure for recovering the arrears of rent shall be three years.

Pls let me know under this provision shall my client is liable to pay whole pending rent or the last 3 years.

Regards,

Nitin Kotian.
