Agreement of sale - doubts

I currently on the process of buying a Flat in HYD, recently I received a draft AOS (Agreement of Sale) form builder and found some missing point/clause in that. Please advice if these are a mandate to mention in AOS. 1. Only Super built up area has mention in deed, if I found any discrepancy in Carpet area (as per measurement in Brochure) no clause for that 2. Is amenities details need to mention in AOS? 3. Is Car Parking area also includes in 'Super built up' ? As in 'Amenities' changes its already include Thanks in advance.... Sayan

The builder is entitled to full payment after measurement of carpet area and occupancy certificate.  Preserve the brochure.  Contact any local advocate for your other doubts.

Show the AoS to a local prudent lawyer for better appreciation of facts, guide and proceed. 

Every term and condition must be penned down in the agreement, no need to accept the arbitrary draft agreement.
