Tamil nadu- rent deduction claim by owner incase property left before 11 months

My owner is making me sign a 11 month rent agreement and taking 5 months advance deposit as security. However, he is claiming that if we leave property before 11 months, he will charge 2 months advance rent extra. Is this legally allowed? Even if i give advance notice of 2 months or arrange a new tenant, he will still charge 2 months advance extra

Request the landlord to include fair terms suggested by you.

Or don’t sign and look for another accommodation.

The terms of the rent agreement must be agreeable between both the owner as well as the tenant.if you differ ask him to make the required changes in the agreement before you sign
