Sale deed/conveyance deed

Hello All,

I have a query on property transaction. I have purchased a flat directly from builder with 50000  booking amount. After this, builder prepared 'Agreement to Sale Flat' in which it is mentioned that I have paid above amount and I will pay remaining amount within certain period of time. This agreement is registered with sub-registrar office. After this I applied for loan with bank and during this time, I did further payment of 12 lacs to builder for which builder has given me receipt. Now when the transaction is almost complete, should there be a sale deed/conveyance deed executed which mentions that all remaining payments are done and flat owership is transferred to my name? As per builder, they don't do sale/conveyance deed as they have given receipts for all payments and also all payment information is mentioned on posession letter.

I have below queries now.

1. Does sale/Conveyance deed is required for transfer of property ownership?

2. Any difference between sale deed and conveyance deed?

3. what should I do if builder doesn't agree to prepare sale/conveyance deed?
