Property Registration

My father has a property in Kerala and he is planning to register that property in mine and my husband's name for us to build a house.But he wants to make sure that a condition to be added that my parents can live in that house for their life time. He is 57 years old..Can this be put as a condition while doing the registration. And is this valid as well
