Properties located in 27 villages which not included in kdmc

Hi Sir,

Need your advise.

There is 27 villages which is not included in KDMC Munciple corporation. 

Now a days that all villages is gone well develop because of constructions but since this is not included in Municiple corporation & mapped under gram panchayat leading banks(HDFC,ICICI,AXIS,DHFL) denied individual home loan and even finance to builders.

1. Most of the banker's is saying we have not allowed to finance to gram panchayat property, then how they are managing home loan finance in other districts e.g. Ratnagiri, Satara, Jalgaon & Yawatmal.

2.If any person purchased that property and want to avail Home Loan from leading banks (becasue this banks offer low rate of interest) instead of NBFC & CO-Operative banks (Because NBFC & CO-Operative banks charging 14%-19% inerterest per annum) what will be procedure?

You can seek the relevant information from the public sector banks under the RTI Act.

See there are 27 Municipal Coporation in Maharashtra and hundreds of Municipal Council so comparing that Ratnagiri , Satara , Jalgao , Yavatmal is entire rural is like studying school books of 1970's . Rather now Maharashtra is 50% Urban and 50 % Rural as per Economic Survey report tabled in Legislative assembly .

Your problem bank are not financing , See go to next shop . In capitalist world there is no monopoliy that only particular institution should only give loan approach nationalized bank . 

Those 27 villages who is sanctioning Building plan you need to check validity of Building plan is 1 year which developer require to renew every year and max validity is 4 years. So check out that. 

If project is clear title , construction is approved then Nationalized bank can give you loan subjcet to other conditions. 

And if person representing bank is not of that level to understand then you can not help.  Sitting on Chair does not make that person completely wise too ,

Many decade back Bank deciced not to give Credit Card to Advocate in our city , I remeber how my eldest cousin was annoid on it. To such a extent many advocate never reveal to bank that they are advocate .
