Notarized General Power of Attorney(GPA) dated 23.05.2011 (valid or not valid)

Dear Sir/Madam,

I am planning to buy a plot in a layout formed by 2 owners in 2005. They are about 100 plots. They both have  made sale considerations for about 80 plots and for remaining few only one owner has done sale consideration. Because on 23rd May 2011, One owner has given a General power of attorney (duly notorised)  to another owner to make all sale considerations on behalf of her. Now only one owner is doing sale consideration and has GPA from another owner.

Is this legally valid if a buy today?

'Buyer Beware'

applies to property deals.

Get proper legal opinion from local counsel specializing in property/civil matters before entering into any agreement and making payment.
