Please indicate whether the property is registered with the Sub-Registrar's office in the name of the owner?
Whether such a registered owner has given the GPA?
Have you checked up the background documents? Whether they are free from any legal problem?
If you have not done any such thing, why don't you approach a local lawyer, show the papers and consult him? Spending some money on lawyer fee before getting into problem is worth, than spending money after getting into a problem.
After all, you will be investing your hard earned money. So take care. For that consult a lawyer.
