If you are an individual (other than a company or a firm) than you will have to file your return if your Gross Total Income before any deductions is more than the exemption limit. Rental income is taxable just like any other. Deductions are allowed for maintenance etc.

The rental income received will be construed as income from other sources and will be computed for taxable income accordingly.  Take the help of a auditor and resolve the taxation issues.
