Indeminity bond or heir certificate

I have a situation where my father has died leaving his wife and 3 sons. We have a flat which is in my fathers name. There is no will and we brothers are ok with transfering the flat to our mother. The society is asking for long procedure to get a heir certificate. Some of my friends have had the same situation and have go the flat transfered to their mother just with affidavits and indeminity bond. Why is the society asking for heir/succession certificate?

In some of the other threads it was pointed out that society can trasnfer by way of affidavit,indemnity.

If it is a practise then cite precedence to society.

Legal heir certificate in proper way.

Apply to tehildar's office.

Some people say that the indemnity bond and affidavit can be challened later by any of us brothers. While, the heir certificate cannot be challenged. Hence, societies do not take risks. Is this true?
