GPA for concerning witness

Hi All,

I am buying a property from a person which has already taken a loan from some bank but he is not able to pay the EMI hence has debts both on bank and builder. Property is still not registered.

Seller has transfered the property on my name and fresh agreement between me (buyer) and the builder and signed. registration will be done through builder only. Seller is in some another state so he cannot come on the registration date as concerning witness. I enquired with the concern sub-registrar and he said that GPA for concerning witness will work if seller is unable to come.

Now my problem is what if seller will send the notarize GPA though courier and we will get again notarize for GPA holder in my state but before executing the GPA if seller revoke the GPA without our knowledge in that what are the implication.

Please help.
