Calculation of interest on land developed by a builder

My brother gave his property to a builder for constructing flats and the builder agreed to give 26% of total flats developed to my brother.The project was delayed by two years .My brother wants to claim interest/compensation for the delayed period from builder.Now how will he calculate interest as the principal is land
