Buying property from oci in bangalore

Dear Members,

I am planning to buy plot/site from OCI ( Overseas Citizenship of India) who is currently staying in USA. I have few questions

1.He is insisiting to use his USA addresses in property documents like sale deed & all , will there be any issue during registration or in future.

2.Do i need to take care of anything if buying property from OCI ??

3.Do i need to collect any of his Indian documents ??

OCI can buy or sell residential or commercial but not agricultural property in India. The Registration of the sale deed of the immovable property is done where property is situated and address of seller or buyer not relevant only document relating to identity proof required, OCI card/booklet which is issued by Indian Ministry of External Affairs, good enough evidence for seller and any such identity document like his aadhar, for buyer.
