Return of original certificates

I took admission in satyam college of engineering and technology in kanyakumari.They did not provide any regular classes so I complaint it with the PMs grievance cell.On january 25 anna university called me for a discussion with college authorities at that time they promised (only verbal in front of student affairs director)that if i discontinue the course they will return the certificate without further fees .I went to the college but they did not return my certificate they said that it needs the signature from the chairman,but the chairman is always absent in the college .Some staff in the college harassing me. Please help me sir

Appeal case in detuty collector's court

sir,
If someone looses the appeal case in deputy collectors court,then what other remedy he has?

Cancellation of settlement deed

a father settles his self acquired property to his son by way of settlement deed and the son subsequently changes all the connected papers from corporation and revenue records in his name and now the father all of a sudden cancels the settlement deed before the Registrar office and files a case for permanent injunction before the court.
whether a person can cancel the settlement deed

Mutual divorce procedure

Hi,

We have been in a mutual separation for the past 5 years now, of course after an eight long years of rough married life. My husband and I have never attempted to communicate in any means in the past years. I would like to take this legally done and closed. I have a 12 year old girl child.

I have a well settled career, and I do not expect any obligation from other end. please let me know how to go about this?
and let me know how long will this procedure take?

Necessary to follow company's contract

Hi, I am working as a accountant in KPO co. At the time of joining co. has signed some contract with me. In that contract they have also mentioned that i can't leave job suddenly. If you will co. will file case against you in a court. You will have to give leaving notice (resignation letter) to a company before 3 months ago. Now i want to know that if i won't follow this contract term, will co. be liable for filing case against me?

Regarding giving surety for loan and that loan taker defaults

sir,
i would like to ask the consequence and legal action taken by the bank, in case , a loan taker defaults, to the person who has given surety for that..

detailed story is like this:
my father gave surety for the loan taken by my cousin brother to buy tractor in a subsidized rate(as my cousin is a farmer). later he could not pay the loan amount back to sbi(bijapur, chhattisgarh). till now no action has been taken..
now my father is in tension, 4 years went and very negligible amount is paid as my cousin is good for nothing. now i want to know what can be the legal actions and how can that be avoided with minimum of financial implication as my father is going to retire this yr and he is primary school teacher.

Un registered will to be registered through civil court

Sir

A(FATHER) was executed will on non judicial stamp paper, he has two sons in that second son doing obstruction to registered will. Now the FATHER looking opportunity to registered the WILL at REGISTERED OFFICE. By filing Civil Suit. What is procedure to draft plaint and and what was the Court Fee has to be paid for Suit

Questions re property owned by partnership

I am part of a 2-person partnership in Tamil Nadu, and unfortunately have been diagnosed with a life-threatening illness with a prognosis that is not very encouraging. The other partner is my brother. The partnership does not do any trade, and simply owns one immovable property that is leased currently for several years.

I have a few related questions:

a. By definition I understand that a partnership requires at least two people. Upon death of one of the two partners, does the partnership automatically dissolve. Or does it automatically become a sole proprietorship that is run by the surviving partner?

b. If the partnership is automatically dissolved, I would assume that the ownership of the immovable property (currently owned by the partnership) would flow to the surviving partner and the successor of the deceased partner. Is this true, and is there any IT tax consequence or other related stamp duties or fees?

c. Assuming that the property ownership flows as mentioned above, can I settle my interest to my wife and son? What about IT tax, stamp duty or fees for such settlement?

d. What would happen to the multi-year lease that is currently between the tenant and the partnership? Would this remain in tact if the partnership is dissolved, or would it be better to memorialize any related transition with the tenant?

I would greatly appreciate any input as I do not know Indian law and want to do things proactively while we still have the time.

Land related documents

Respected Experts,

I was born in India and had Indian citizenship and now a United States citizen.

My father became a sannyasi more than 10 years ago and my mother is in her late 80's.
I do have 3 younger sisters and they all live in India. They all want me to take ownership of all my parents lands and register before anything happens to my mother.

we do not have patta or sale deeds of my parents lands in Tirunelvi(Tamil Nadu) but my sister has been paying all land taxes and she maintains receipts.

With this information, need to get official land documents (like sale deeds, patta etc)
Please advice
1. how long it will take?
2. do I need to be physically present in India
3. how much will it cost
4. the land is agricultural and can the land title be transferred to me (i.e heir but an Overseas Citizen of India)
5. in case something happens to my mother before the properties of transferred, is there any complications?
