Some of my house documents are old & torn. Is Lamination of Old / torn original doucments permitted as per law / Rule?
Please suggest as on of my friend is in opinion that the property documents should not be laminated. perticularly agreement, appoved drawing, Katha..etc.

Dear All,
I have found a Property in Bangalore. It is under loan from a reputed coop bank and the owner is in urgency of clearing the loan. The amount demanded is slightly higher to the current market price and he is ready to provide a timeline of one year to pay the balance amount.
My question is whether can I enter into a registered agreement to sell with mention of the payment period of 12 months & get the absolute sale deed executed after balance payment. Is it valid in the law?

Person A has the Notorized GPA issued jointly by B (father) CD (Sons)for the property in 1987, which clearly mentions authority for sale, collection of money, transfer of katha ..etc in Bangalore north, well develpoed area. Holder A has enjoing the pocession & paid the conversion charges. Presently it is offered for sale and the executors of GPA are not traceable. The katha & Katha extract shows as 'Holder' & PID no. is available for taxes. EC is avalable from 87 to tilldate. The Records of Right mentions as the B & agriculture, Later dates as BDA, which is common in the entire area shows the same. Also a letter from the Sub registrar in request for the copy of title deeds for the original documents mentions as the `old documents pertially spoiled'.
Now question is can this property be registered to the new buyer by GPA holder, Is it valid. Can the Title get transfered to the new buyer?
Legally what is the methods to transfer if the Executor of GPA are not traceable?
Khata number not included in the schedule of property
I had purchased a property in Bangalore. In the sale deed the Khata number is mentioned under the negotiation / Flow details of the property(in page 2) but not under the Schedule of property section.
Now when I approach the BBMP for khata transfer, ARO insisting for correction deed mentioning the Khata number is not under the Schedule of property section.
Though the khata register of the BBMP is intact as per the details shown in the property flow details (In the name of Seller).
I may not able to do rectification deed as the original documents are with Banker under loan.
Please advice what step I can take.
