Rent agreements

I want to give my kothi (only G. Floor constructed) on rent. Which is a better agreement ie house lease deed or rent agreement? and for how many months? What is the difference between various such agreements in the state of Haryana.I want to ensure that tenant will peacefully vacate the property after agreed period.

Wondering whether it is better to give it to a company instead of an individual on lease.

the peaceful vacation by tenant is the biggest problem.

better lease out your property to some company....you may have to advertise for it but you will find good tenant, sometimes banks or MNCs require residential premises in order to provide residence to their high level officers.....this will give you better return and lesser legal complications.

individual tenancy always comes with a risk of litigation.
