Minor Name in the Document - EC

Sir, I am planning to purchase DTCP Approved plot. The plot is bought by the seller, 17 years when he was a Minor, giving his mother's name as a Natural Guardian. Now, the seller has turned Major, 30 years old. When I am buying the property from him, is it necessary that I should get signature from his mother too during registration process? Pls advice.

His mother is not in the position to travel.

I don't know how the minor can purchase the property. His he has any income to buy. Kindly clarify. If it is ancestral property with Minor having exclusive right then you can make mother has confirming party. Kindly consult an advocate for drafting the deed.

A person becoming major, after property being purchased in his name while he was minor, can alienate his property in the manner he likes. There is no need of the signatures of his mother on the documents of title transfer.

No need to take signature of mother since she already turned major and can alienate her property to her whims and fancies.
