If you are confirmed that the tenant is residing in the same address and he managed to return the registered notice as undelivered, you may straight away file an eviction suit stating that the respondent is intentionally evading to receive the notice by managing the post man. This will be the relief available for you.

Better you Meet your Tenant In Person and Sort It out amicably to vacate him.If You Approach the Courts and If the Tenant starts remitting the rent in the Court Your Aim of vacating him would Practically Go for Decades.

Thanks T. Kalaiselvan & N.J.S.Rajkumar alias narasimha for your reply.

Mr.N.J.S.Rajkumar alias i had contacted tenant in person and he had refused to give receiving on notice which i gave him by hand.He also wants to extend the 22 months to 23 months as he has made excuse that he had financial losses which he had failed to give rent of last 2 months . As this property i need for personal use.

Can you please suggest more to take steps
to vacate this property of mine.
