Procedure for obtaining a poa from son

My son lives in UK and we are planning to buy a property in Chennai. He is not able to come to chennai now. what is the procedure to get the legally valid POA signed by him in my favour. What is the procedure? can any one explain the step by step procedure

1-Get the GPA prepared on Indian Non Judicial Stamp and send it to Your son and after his due execution & signatures before Notary Public /or / Our Indian Officers - in Indian Consulate in UK- Get the GAP returned to you - File the said duly executed GPA before the District Registrar and get it is authenticated by DRO Stamps & Registration

2- Get the Sale deed prepared on Indian Non Judicial Stamps and along with Special Power of Attorney to purchase property attached to Sale deed and send them to Your Son and get the above procedure as mentioned under-1
