land owner changed/ what is tenant right

i am having shop from last 12yrs and land owner had sold the property to another man, can new owner tell us to vacate shop or he me increase rent, if he increase rent upto how much he can increase, and i want to know fair rent, how it is calculated, iam having shop in chennai electricals market, the building is 30yrs old, with 14 tenents in it, i am having all rent receipts, and shop rent agreement, and paying rent correctly. please let me know how fair rent is calculated,

New Owner can't ask you to vacate Shop, he may increase rent,but he can't increase rent above standard rent.If new owner ask u higher rent then you may file application in civil court for fixing standar rent. standard rent is differ according to location op proerty& building.

new owner has no right to vacate the same.
only the court has the rights.
even new owner can't file any vacate suit against tenant with in six months.
