Land issue

Hi Sir-

We have purchased a Land in Hyderabad from a person in 2004 and got the registration done. We had our Phone numbers marked on the plot pillars last year i.e 2011. Suddenly we got a call today from another person claiming our land to be theirs. They say that they purchased land from the same person from whom we purchased in 2007 and got it registered and have all the documents. They asked me to do a Encumbrance in ap govt portal and I tried to do the search and it says no records found.But they say that their records are available in online also. Also they say that they have the latest Encumbrance Certificate with them. Even we have the Encumbrance Certificate but that is dated back to 2004. I am planning to meet the local sub registrar tommorrow.

Request you to suggest on how to proceed further in this regard.

Visit SRO, take an EC and revert back on status. You have options to get back your land, don't reveal your intentions at this stage or over-react to the situation. Adopt wait & watch approach till you take your opponents by surprise.

Now that you have encountered another claimant for your land,obtain the necessary legal documents form the registrar office and do it in secrecy.

Thanks for your prompt replies. It was all out of mere confusion. Everything sorted out peaceful. Actually the claimant was claiming for the adjacent plot which was actually his and not ours. Problem was with the layout diagram confusion. I got the the EC till date today from Registration Office.
