stamp duty and registration on lease deeds

If i want to execute e lase agreement for 15 years with some "X" as rent with an rent escalation cl of 10% increase in rent every 3 yrs what will be the stamp duty and registration charges applicable.

Plz do provide the relevant provisions which are applicable for stamy duty anr registration.


Specifically for registration fees on lease deeds i have not come across any specific.... provision

Lease including sub-lease:

a)
where lease period is Duty as on
conveyance on:


i) up to 5 years i) 10% of market value
ii)5 years to 10 years with a renewal clause ii) 25% of market value
iii)10 years to 29 years with a renewal clause iii) 50% of market value
iv)exceeding 29 years or for indefinite period or for perpetuity iv) 90% of market value

Special Points for Lease:

Consideration such as premium, security deposit, advance, will for market value
be treated as consideration passed on.

An agreement for lease will not be treated as lease if there is no immediate
demise – Atur India P Ltd., (1994) 2 SCC 497

The above stamp duty is as per the Bombay Stamp duty Act and stamp duty can vary from State to State on the amendments by the respective local state governments.

Please completely gothrough the maharastra state Stamp act and Registration Act. If you want additional information please ontact a Inspecter general of Registration office in your state, they will provide you required information.
