accordign to the Rental Market and prevailing Rental Values in the Area , usage and practice of enhancement of the rents and by agreement to enhance the rents periodically !

Mr Rao is right. Further, The Law defer from State to State. Kindly refer to Rent Control /Building Act of your State.
