Dear Experts,
Is it necessary to get the mutation before registration of property in Kolkata. The property title has come to the owner by a registration deed and the property is having 3 flats, one flat has already sold out without getting the mutation in Kolkata Municipal corporation.
Kindly advise whether the registration of flat can be done before mutation and since this is a flat in commercial building, is require to get the valuation certificate to assess the value of built up flat for stamp duly purpose, what % of stamp duty has to be paid for registration.

1.Before mutation sale deed can be executed.
2.For calculation of stamp duty contact with Local Lawyer/sub-registrar office.
