Seller Not vacating the flat after selling.

We have bought the flat and got the agreement registered. The house is locked and vacant with some of his belongings still there.The seller initially said that he will vacate the flat in 2 days after the agreement but now it is over 20 days and he is not vacating the house and doenot give the specified time for vacating the flat. We have paid him the entire agreement value amount by cheque. Please advise What action can I take how long will the legal action take to vacate my flat.

Did you get the sale deed of the flat registered?
What does the Sale Deed say about possession?

if in the sale agreement possession is delivered then take action against the seller otherwise compel him to execute the sale deed.
