1- Where the land - in which State - is situated - to apply the local revenue Laws to the land

2- Secondly you can apply and obtain the Land Revenue Records Copies - Pahanies / Adangal- 7/12 etc, as may be called in your Land local Area for the last 20 years and verify who are recorded as owners and in what capacity .

3- There is possibility that , in case , the Pattedars / land owners are not available in the Village and not Cultivating the lands /or/ their where abouts are not traced out for a period of 15 -20 years , the land being cultivated by other persons continuously for considerable period of more than 12 years in possession , the Possessor will take advantage as actual cultivator and seek the proceedings for Patta mutation - it defers from state to state - Local Revenue Laws to be applied .

4- Contact Advocate in local area where the land Situated and consult with reference to local Applicable Revenue Laws and Rules in respect of the Agricultural Lands .

Very clearly and correctly advised by Mr. Y.V.V. Rao. This can be handled only by an experienced Advocate in the local area.

Firstly get the mutation in your name in the revenue records by filing the petition in the concerned SDM court and also take injunction. For that engage a local advocate who can fight the case on your behalf.

Mr. Jitender,
Many a times I wonder whether you understand the facts and queries at all before giving answer.
For instance, in the instant case, the querist states that the person who was cultivating the land had got his name in land records. IN SPITE OF THIS FACT, YOU SAY "Firstly get the mutation in your name in revenue records".
The precise question is how to get it, especially when the other person's name is already in the revenue records.
Either try to provide proper solution to the queries or keep quiet and do not fool around people by giving impractical and useless suggestions.

Thank you so much to all for suggesting me .My land is in the village of Jharkhand state and it is a cultivating land but the care taker fraudly make nomination in land revenue paper.Sir, can Possessor will take advantage only on the basic of cultivator. There is no any right for actual land owner...

1-The Care Taker made Fraud got his name mentioned/mutated ?- This is a separate aspect connected with Trust / Breach of Trust /Fraud /Fraudulent Proceedings /Manger illegalities /by Trustee / Care Taker /Breach of Trust /Cheating the Employer /fraud by Agent on Principal & his property etc - These issues are quite deferent !

2- There is time limit form the date of Knowledge to get the Fraudulent Proceedings set aside

3- The Procedure is prescribed under the Local Revenue Laws

4 The Implication of local Revenue Laws to be considered ?

5- Agricultural land Laws with reference to other Cultivators beneficial Revenue Laws to be verified . Tenancy Law / Royth Wari Rights / Abolition of Inams / Jamindhari Rights abolition and conferment of absolute rights on the Possessor- Cultivators are to be considered - these aspects can be properly verified , considered & concluded by Local Revenue Side Senior Advocates only - not by any other state Advocates . Please contact your local Area Advocates in this matter with out any further delay ! This is my General opinion only - with regard ! Y V Vishweshwar Rao Advocate Warangal- Andhra Pradesh .
