Not able to sell property due to original papers lost!!

Hi all,

I need to sell my property due to unavoidable circumstances. I do not have the original papers for the same property. However, I have obtained a 'true copy' from registrar's office by following procedure FIR --> News Paper Ad --> Application to registrar.
I want to know can I get anything else in document addition to the true copy that I have received so as to make my documents more strong which would not create a single doubt in any buyers mind.

Please reply to my query as soon as possible.

The Loss of original is not that - the party has no title and possession - the thing is that the owner has not created any mortgages by depositing the original title Deed - the same will be the doubt of every purchaser - you have already filed FIR and obtained the Non Traceable Certificate - you have issued paper publication calling objection if any from any person - no objections are received against your Paper Publication - You can sell - by these documents the purchaser has to satisfy - the purchaser may also make Inquiries about the loss of the original Title Deed and Purchasers may also issue public Notice in papers informing his intended purchase and objections if any - These are the requirements in the cases of loss of Original Title Deeds - It is the Satisfaction of the purchaser !

The certified copy of document is sufficient for proving your title and possession. However, the purchaser of property can ask the original from you. In that event you can produce all the documents as described by Mr. Rao. You can also obtain non encumbrancer certificate from the registrar in order to satisfy the prospective buyers.
