Procedure to make a lease agreement

Dear all,
I'm ahead to take a house for lease in nerkundram area, I like to know some information rearding that. The lease amount i agreed was Rs2.5 lakhs, How can I make the agreement(20Rs stamp paper or 50 Rs stamp paper), and where i should get the stamp paper(is the stamp vendor must be belongs to that area?) i decided to make agreement for period of 11 mnths and can be renewed to another 11 months. I have a witness of my colleage and my father in law. The house owner said for his side no need of witness because of he is the only propetriex of the house.

I'll will be very thankful for a valid advice. I have a little fear about the legality of the agreement, bcoz 2.5 lakhs is my very hard earned money. Pls advice me the actaull procedure.

Alright but i'm giving 2.5 lakhs, in future if he threat me to vocate without giving money what i'll do being a normal man. So only i'm thinking and clarifying my doubts, I hope there is no falut on thinking hundred times before doing a thing instead of suffering later.
