Settlement deed for self owned property

Dear Lawyers,

My Father is owning a property and have decided to share in % with 3 of his children (Myself, my elder sister, my elder brother). I have been taking care of him all these years and the property needs to be divided after his demise. We don't want any misunderstanding between 3 of us (Me, elder sister and elder brother)

Please let me know if it's possible to do a settlement deed in this case.

We don't want to go for Will as it may be revoked anytime.

Prepare a family settlement, which may or may not be registered with Sub-Registrar.

Your father may transfer his self acquired property to you and your siblings through gift deed during his lifetime, in my opinion family settlement is executed where the property is in joint ownership or belongs to HUF but here the  property is self acquired ptoperty of your father .

Your father can execute a Gift deed in favour of you and your siblings.
