Which deed is better option?

We are 4 in family--my father had passed away, 1 brother, myself and my mother (living).  

We have 2 properties:

 

Property # 1 : On my parents name and my name 

Property# 2: On my parents names only

 

 

Please clarify in those 2 properties which option would be good: 

  1. Family Settlement Deed without Consideration (or)

  2. Irrevocable Gift Deed  by my mother + a relinquishment deed from my brother

My family is ready to do all that is required for this transfer. Please suggest the best option to follow.

Registered Gift deed by your brother and mother in your favour is best.

In the first property, where you are a joint owner, your father's intestate share in the property will devolve on your mother and brother, they both can relinquish their rights and execute a registered release deed in your favor,by which you will become an absolute owner of the firt property under reference.  About the second property, it devolves on all the three of you equally, again the same procedure suggested above can be followed, this will confer the absolute title on you in all the a properties, discuss with your mother and brother and decide after proper negotiations.
