Whether unregistered rectification deed valid.

There is material mis descripttion of property in registered Sale deed registered in the year 1996. Mis descripttion of property is due to the reason that it was not bonafide purchase and it was made by under influence by purchaser who is money lender. Now in 2011 he made mutation proceedings and made sub division for his land by giving forged copy of sale deed registered in the year 1996.

Now, on Appeal to Revenue Divisional Officer, he fabricated forged document showing it as unregistered rectification sale deed using the blank stamp papers two in number and he introduced the document surprisingly in the year 2013 claiming that it was a rectification deed.

Whether this unregistered rectification deed is valid in law?

Whether this unregistered rectification deed may be permitted in evidence in mutation proceedings for sub division under exception proviso to Section 49 of Registration Act, 1908 in terms for collateral purpose, part performance of contract?
