Unregistered lease, when can be taken valid

Hello, I am a law student and I would like to ask the esteemed lawyers in their fields a general query regarding a topic. In what situations and under what conditions can the court actually take an unregistered lease deed to be a valid deed. I need to mention here before hand that i am a student and this is my project. I know about the esteemed panel of lawyers on this site and hence i would just like to ask for their guidance in the right direction. A help regarding any case law or any law which goes against section 106 and 107 of transfer of property act and proves or makes an exception to the unregistered lease to be a valid one would be highly appreciated. thank you.
