Procedure to cancel register sale agreement

Dear Legal Team,

We made a registered sale agreement of agricultural land, with a purchaser 14 years ago. In the sale agreement it was mentioned that property should be registered through registration deed with in 4 years. But till now no registration deed is done and we don't know where is the purchaser. Now My question is, should we wait for the same purchaser or is it possible for us to sell this property to other purchaser? What are the procedures to be followed. Pls advice on this.

U need to give public notice with this information.

If no objection received then u can proceed further.

If objection received then u had to nullify it then only u can sell it.

Sir/madam, pl mentioning a fix time and date, give a public notice. After expiry of time and date u should file a civil suit for performance of agreement to sale deed.
