Legal heir can register land

Dear Mr. Advocate

A person is having a legal heir note with family chart issued by Municipal Counsillor of that area on his letter head.

That person is selling a piece of land which is in the name of his Late aunty (and unty has no son/daughter, husband or any other undertake and she has died) 

Now the above person can sell this land on legal heir ground. He can register that land to us.

Or I should not purchase that land.

Please suggest

Dear Dharmendra,

In the legal heir certificate,it depends on how many legal heirs are mentioned. If only one legal heir is mentioned, you may buy the property. (but  find out if there are any other legal heirs to the deceased persons before the buying this property)
