Is patta or A register of a first owner of land very important when we buy a property (plot)

I am looking to acquire a property (plot), currently chennai Metropolitan society has got power to sell the property and they gave me copy of plot documents. In that we do not have Patta or A Register of initial owner, but following owner patta and A register are available.

Also the dimensions of the plot is not there in Cmda approval since it is in the edge of the overall layout (corner plot with irregular shape). Will that be a problem?

'Buyer Beware' applies to property deals.

It shall be appropriate to get proper legal opinion from a very able LOCAL senior counsel of unshakable repute and integrity specializing in revenue/property/civil/DRT matters and well versed with LOCAL applicable rules/laws and having successful track record…. and worth his/her salt , before signing or making payment.

This may cost some FEE but can defend long term interest and hard earned monies.

Let your own LOCAL counsel opine upon defects and remedy if possible in person.

 Obtain proper legal opinion in writing!
