Is it necessary to register lease agreement

Want to lease an apartment for 11 month paying 15 lac in advance with no rent, some one pls post agreement format, and tell me is it compulsory to register the agreement to safe guard my advance Thank you Philip

registration is compulsory in maharashtra and in all other places registration is compulsory only if the duration is a year or more than that
