File a case in a court of law by producing the unregistered sale agreement against the vendor for specific performance. then the court will send the unregistered document to the collector under stamp act for validation. But it cannot be treated as Registered agreement. It is for evidence only.

Hi,
The unregistered Sale deed is not a valid evidence of the sale transaction. You can still register the document at the office of the Sub-registrar of the area where the property located.
