Fair rent of 20 years old tennant

I am Rajdeep Shaw from Barrackpore, Kolkata, by religion hindu.

There is 2 shop room tennant in our property of area 170 sq.ft each, with a agreement with my grandfather 23 years back on 10 rupees stamp paper. They are paying a very nominal rent of Rs. 250 per shop room. We receive the rent against proper receipt.

So, what is the procedure to raise the rent charge according to current market value. What is the fair rent law applicable in kolkata. 

Is it possible to screw away from our property.

As your case comes under Rent Contral Act, you cannot evict the tenant without following due process of law. But you can file case for fair rent.
