Legal openion on property purchase

Hi, I am looking for the land purchase from individual Muslim buyer. I understood that the property is buyers own and he was expired. Property in fathers name, but their family members (1daughter, 1 son, wife) looking to sell the land, which is in gram panchayat limits(B Katha). I don’t know completely about their family background. (buyer may have 2 wife’s).

1)     Is Buyers family have the right to sell? Is any rectification deed is required, since the buyer was expired?

2)     How do I know if the buyer have 2 wife’s? How to secure the deal? 

3)     What is the precautions I should take to avoid litigation issues in future? Is it worth of proceeding with this property?

you need to approach the lawyer personally and appoint him for scrutinizing the documents for verifying the title of the property.

Also need to check the sellers rights by confirming that they are the legal heirs of the original owner of the property.

Further, various documents needs to be looked into before you decide to go ahead or not with the transaction.
