Whether special poa can be registered after general poa

Hi

I am looking to buy the property on sale in Bangalore. property is on POA. Son has given General POA to his mother in 2002. Later Son purchased the property on his name itself in 2004. Son also given a noterized authorization letter from USA mentioning this property recently. Now mother is trying to sell the property with General POA and Authorization Letter.

1. Whether General POA and authorization letter is legally  enough to avoid any dispute by the son from USA.

2. Is it better to buy special POA for this property.

3. whether special POA can be registered in bangalore registrar office without the Executant (i.e if the person is in USA).
