it is necessary to registered in registrar office and whthout X's u can not registered it.

Oral gift is also valid in Mohdns. It is not mandatory to register the gift. But essentials of gift must be staisfied. If essentials are not satisfied it amounts invalid gift.

yes it is a heba ( gift in mohammadan's law). what are essentials of the gift deed made here, now who is the owner of the property?
