Dear Sir / Madam,

I am staying in a pagdi system flat purchased by my parents some 38 years back, this place is in Mahim, Mumbai (India). My immediate neighbour is planning to sell their flat and I am interested in buying the same. I have a few queries for which I would need some clarifications.

1. The house is in the name of a lady, she has a dispute with her husband, my querry is (a) can she sell the house to us without the consent of her husband (b) can the husband create any kind of legal hassles to us if we purchase that flat

2. What are the documents that we should get from the seller, what are the documents the buyer should submit and what are the documents that we should get from the landlord, to close this deal in a proper legal way.

3. What is the share that we will have to give the landlord, is there any fixed percentage or it depends on the mutual agreement between the seller, buyer & the landlord.
