Transfer of Joint Property by 1st Owern to 2nd Onwer

I have a flat in Ahmedabad with the joint name of my elder brother and my self. My elder brother is a first holder and i am the second as per the society share certificate. As per the muttual understanding with my brother, he transfer his 50% right to me without taking any money ( he would like to remove his name from society share ceritificate/membership).

Kinly, solve my following queries,

1. Is there any deed to be made for this transfere ? (We already made noterised declaration like release deed    for this)

2. What doucments required to remove his name from the society share certificate

3. Our society also asking us for transfer fees is it legally payable ? (as per my view it is not a transfer of property )
