Both the aspects are governed by the local laws.

Could any one clarify my doubts in the context of Telangana state?

Rent control is a State subject.

Under the provisions of Transfer of Property Act, 1882 notice period for eviction / termination of lease & licence (rent agreement) differs from the nature properties under tenancy viz; residential, commercial and industrial.

It is better to consult and engage a local prudent lawyer for appreciation of facts/ documents, professional advise and necessary proceeding.

The notice period depends on the total period of rental/lease agreement.

The notice period that may be written as a clause in the agreement  may vary from one month to three months based on the circumstances and the period of the tenancy.

The court fee for filing eviction suit may be enquired from a local lawyer.
