Property disputes

TWO INDIVDUALS (REALTIVES BUT NOT IN BLOOD RELATION) PUCAHSED PROPERTY VIA SALE DEED IN JOINT NAME AFTER SOME TIME 1ST JOINT OWNER REGISTERED A GPA AND VIA THAT TRANSFERRED 2ND JOINT OWNER ALL POWERS IN HIS NAME AND DON'T HAVE PAID ANY AMOUNT TO 2ND JOINT OWNER(NO FINANCIAL TRANSACTION DONE IN PROCESS) I.E., NO DEPOSITE IN ACCOUNT OF 2ND JOINT OWNER. IF THE GPA MADE IS VALID OR NOT?

hello sir/madam, ek case hai jasme party ne apne old business aur famliy relation ko dekhte hue ek plot ki deal ki wo bhi oral or without written document ke ab wo deal se palat raha hai..aur deal ke paise bhi wapas nahi kar raha hai...ab isme kya ho sakta hai legally action .....plz suggest
