Re: gift deed - flat in maharashtra/palghar district

Hello, My mother is the sole owner of a residential flat in Vasai East, Maharashtra (Palghar district) which was bought with my funds almost 20 years ago. I am registered as the nominee for the flat in the housing society's records. Due to old age and ill health, my mothers wants to have the ownership of the flat transferred to me. We are thinking of effecting the transfer using a gift deed. 1. I live outside of India. Do I need to be physically present for the gift deed to be executed/registered? 2. What's the Stamp duty and Local Body tax for such a gift deed in Maharashtra/Palghar district Thank you
