Bayana paid by noatraised documents is valid or not for property

We have initially paid bayana amount through cheque for purchasing of a leasehold property and had made a notarized sale of agreement with the seller for sale of property. As owner was supposed get it freehold in four month. But now even the completion of four month he has not got the property freehold. So please can we can take any legal action against him. Our sale of agreement was notarized and was not registered

You can take legal action for cancellation of agreement. You have to pay the stamp duty on the agreement for sale while in court case.

wait untill 6th June 2019 as stated and then act if he does not pay as agreed upon and then cancel agreement
