Landlord refused to refund before occupation of house

Hi, I am based out of Chennai. I made an agreement on 12th Feb 2018 with a Landlord to occupy her house from 1st March 2018. As part of agreement I paid Rs 30,000 as security deposit to her. Due to personal reasons I am not moving to her house. When asked to refund the deposit, she refused saying that she lost rent for Feb and Mar 2018. She is in Canada now and all conversation happened over email and Whatsapp. How can I get my money refundand?
