Title deed

Hi , 

Here is my query. My father bought a land loser site from a person x in 1994 through GPA and will. As per the GPA given by seller , we registered sale deed  (without involving person X as witness). Now we are trying obtain the title deed and our agent says we have to pay a penalty of 50% of the sub registrar value as we got the property through GPA(written in the sale deed document that we got the property through GPA) . My question is , what is the purpose of the sale deed we registered , if we are still GPA holders of the property. Should we pay the penalty .kindly advice.

There is no need for you to get anything done . The landmark judgement of Suraj lamps declares all sale transactions through gpa valid in Delhi provided the same were executed prior to November 2011 . Since yours is falling within the said category , your title is protecred
