Transfer of property between child and parents

Hi,

 

We (my parents & myself) have a property (Flat) on our joint names. i.e.

1) Fist holder:Myself (Son)

2) Second holder: Father

3) Third Holder: Mother

The property is in Mumbai and can be called a second home.

 

Now, we want to remove my name from this property and give 100% share to my parents.

My queries are:

1) What is the procedure to do this name transfer?

2) Is there any online way of doing it?

3) Can I just give my consent on Stamp paper that I am voluntarily removing my ownership from the property? Is it legally valid?

4) How much expenses can be incurred for this?

5) Has Govt of Maharashtra removed Stamp duty & registration charges for property transfer within immediate family (blood relatives)?
